Attic air sealing in Buckeye AZ - rooms that stop losing air to the attic
Hot upstairs and a power bill that keeps climbing? We find the gaps in your attic floor and seal them before new insulation goes on.

I look at your attic myself
I come out to look at every job myself, so you're not getting a salesman's guess about what's above your ceiling. Our installers do the work with me on site, so the person who explained it is there when it's done.

I learned insulation on other crews and started this business in Buckeye in 2023. We're based here and work in the cities around it, and if yours isn't listed, call and ask. Satisfaction guaranteed on every job.
Licensed and insured for attic work

Attic air sealing for Buckeye homes
Attic air sealing in Buckeye, AZ closes the gaps where air slips between your attic and the rooms below. It saves energy, helps the power bill and keeps moisture out of the attic, and it matters most if you're about to add insulation.
Most calls start with a room over the garage that runs hot, a drafty hallway, or a power bill that keeps creeping up. What's usually going on is air slipping through small openings in your ceiling, and insulation laid over them is like patching a barn roof while the door hangs open. So before I talk about adding anything, I want to see where the air gets through and what shape the attic is in.
The price mostly turns on how many gaps there are and how hard they are to reach, how much old insulation has to be pulled back or hauled out, and whether something like old wiring or a roof leak needs fixing first. The schedule turns on those same things, plus any testing or permit check that has to happen before we start. Your own figure comes on a written estimate, and I go over it with you line by line.
How we handle attic air sealing
Seal the floor, then insulate
We seal the attic floor before any new insulation goes on, because loose fill laid over open gaps lets air push right through it, and once it's down those gaps are buried. With the floor tight, most attics do best with a top-up of blown-in insulation, which is loose fill blown through a hose, and that's how our retrofit insulation work usually goes. Spray foam insulation costs more and seals while it insulates, so I point folks to it mainly when the ductwork lives up in the attic.
Finding the leaks under the old fill
The worst leaks usually hide under the insulation, around can lights, plumbing pipes, heating and cooling registers, the top edges of your walls, the boxed-in shafts where pipes or ducts run up, which we call chases, and the attic hatch. We pull the old insulation back from those spots so we can see them, and anything wet or damaged comes out rather than getting buried under new material. Miss one, and the new layer spends its life fighting a draft.
Leaving the right openings alone
Not every hole in an attic is a leak. Soffit, ridge and gable vents and any combustion air duct are meant to stay open, because they need air moving through them to work, so we leave them alone and keep insulation from burying the eave vents. Around a flue, the exhaust pipe from a gas furnace or water heater, national building guidance calls for fire-rated caulk with rated collars or sheet metal, and for keeping clearance between the pipe and anything that can burn.

I come out and look
I come out myself and look over your attic, taking photos as I go so I can walk you through what I found. If you've noticed a hot room upstairs or a drafty hall, tell me and I'll start looking there.
We check what comes first
We check what has to be dealt with first, like old wiring, old insulation, roof leaks and gas appliances, because sealing over a problem just hides it. Then you get a written estimate, and I go over it with you line by line.
We seal, insulate and show you
If you go ahead, we seal the gaps first and then put the insulation in, in that order. Before we pack up, I walk you through the finished work and stop to make sure it all makes sense, because I want you to understand your own house.
Attic air sealing questions from Buckeye
What does attic air sealing cost around Buckeye, AZ?
Attic air sealing done before new insulation usually costs about $300 to $2,100 per job in the Phoenix area. Your written estimate gives your own number. Qualified households may get rebates of up to $1,600 for insulation, air sealing and ventilation through Efficiency Arizona, which pays a percentage of project costs based on income.
Do I need a permit for attic air sealing in Buckeye?
Maybe, and we check before any work begins. Buckeye requires a permit to alter, repair or improve any building in city limits, and its permit list names solar and re-roofs but not air sealing, so we ask the city and take care of the permit if one's needed. You can also ask Buckeye's Permit Center at permitcenter@buckeyeaz.gov or 623-349-6200.
Should I seal my attic before adding more insulation?
Yes. Federal guidance for an existing vented attic says to seal all the openings in the attic floor before insulating. If you're planning more insulation, ask for the sealing to be the first step of the same job, and we'll set it up that way.
What has to be fixed before attic air sealing starts?
Sealing waits if the attic has live knob and tube wiring, vermiculite or bath fans venting into it, if the roof leaks, or if the house has an unvented kerosene heater or gas fireplace. Vermiculite may contain asbestos, and federal guidance says to have it tested, with professional advice, before the attic is sealed, so plan for that ahead of time.
