Open-cell foam for Buckeye homes

Open-cell foam insulation is a soft spray foam that insulates and stops air in one layer, because at the usual thickness air can't pass through it. It helps Buckeye homeowners with a hot upstairs, a room over the garage that won't cool, or a climbing power bill.

The price comes down to how much foam your house takes, so the size of the area and how many inches go on drive it most. Spraying the underside of the roof covers more surface than the attic floor. Old insulation that's soaked or full of droppings has to come out first, because foam over a mess is like patching a barn roof over rotten boards. Tight attics with low roofs take longer, too.

The schedule turns on prep. How much old material has to come out, whether anything up there needs fixing before we spray, and how long your family needs to be out of the house all move the date. Your written estimate gives the figure for your house, and I go over it with you line by line. If something doesn't make sense, stop me, because I'd rather explain it twice than have you sign off on work you don't follow.

How we install open-cell foam insulation

Roof deck or attic floor

A lot of attics around here hold the AC equipment and ductwork, and that decides where I'd put the foam. Spraying the underside of the roof seals the attic and brings it inside the part of the house you cool, which can keep the ducts out of the worst heat and cut moisture risk. Foam handles this well because it seals around rafters, pipes and odd angles that loose fill can't. If nothing lives up there, sealing the gaps and topping up the loose fill on the attic floor usually costs less, and I'll tell you so.

How open-cell handles moisture

Open-cell stops air, but water vapor can still work through it slowly, and that's the big difference from closed-cell foam, the dense kind that blocks moisture. A modeling study from 2010 found sealed roofs with either foam can work as long as the attic stays airtight and indoor humidity is kept in check in winter. So before we spray, I'll show you how your plan handles vapor. If your house sits over a crawl space, a crawl space vapor barrier keeps ground moisture down there, and that comes before the foam.

Even depth you can check

Open-cell foam has an R-value, its rating for slowing heat, of about 3.6 per inch, so inches are what you're paying for. Ask every bidder how many inches their price includes, ours too. We keep the depth even out to the edges where the roof meets the walls, because a thick middle with thin edges is backward. Business owners ask the same questions about shops and offices, and our commercial insulation work follows the same plan.

What happens after you call

  1. I come out and look

When you call, I come out myself and look over your attic, walls or crawl space. I take photos as I go, so I can sit down with you afterward and show you what I found and why it matters.

  2. We check what comes first

Before we price anything, we check what has to be handled first, like old wiring, old insulation, roof leaks and gas appliances. Then you get a written estimate that lists the work in the order it has to happen.

  3. We seal, spray and show you

If you go ahead, we seal the gaps first and then spray the foam, because good material in the wrong order doesn't do its job. Before we pack up, I show you the finished work so you understand what's up there.

Open-cell foam questions from Buckeye homeowners

How much does open-cell spray foam cost in Buckeye?

Open-cell spray foam in the Phoenix area usually runs about $0.60 to $0.90 per board foot, which is one square foot of foam an inch thick. That's the area's usual price, not our quote, and your total depends on how much surface we cover and how deep. Your written estimate shows the figure for your house.

Is open-cell or closed-cell spray foam better for my home?

Open-cell is the better fit when price and quieter rooms matter most, and closed-cell is worth paying for when space is tight. Open-cell costs less and blocks sound much better, while closed-cell does about twice the insulating work per inch. Most attics have room for the inches, so I usually lean open-cell.

How long do we stay out after spray foam insulation?

Some foam makers recommend a re-entry time, the wait before you come back in, of 24 hours for everyone in the house, kids and pets included. The wait varies by product. You leave the work area before we spray, and we plan your time away around the instructions from the maker of the foam we use.

Who do I call about permits for insulation in Buckeye?

Call the city's Permit Center at 623-349-6200 or email permitcenter@buckeyeaz.gov. Buckeye requires permits to alter or improve buildings in city limits, and its list names jobs like pools, solar and re-roofs without mentioning insulation, so it's worth asking. Before we start, we check with the office for your address and take care of any permit the job needs.
