Crawl space vapor barrier in Buckeye AZ - a full ground cover with drainage left working
Bare dirt under your house, or an old cover torn and bunched up? We lay one that reaches the edges and leaves drainage working.

On site with our crew, every job
I come out to look at every job myself, and our installers do the work with me on site. That way the person who looked at your crawl space is the one watching the edges get finished.

Crawl space vapor barriers in Buckeye
A crawl space vapor barrier is a plastic ground cover laid over the dirt under your house. Put in well, it helps minimize ground moisture and soil gases like radon, and it's for Buckeye homes sitting over bare dirt or an old, torn cover.
Most of the price comes down to how big the crawl space is, how low and tight it is to work in, and how much old material has to come out before the new cover goes down. The schedule usually turns on what I find when I look, because anything that has to be dealt with first comes ahead of the cover. Your written estimate gives your own figure, and I go over it with you line by line.
Before we start, we check with the city or county office that covers your address, and if the job needs a permit, we take care of it. That's also a good reason to hire a licensed contractor, because Arizona only lets someone skip contractor licensing for casual or minor work, and that exemption doesn't apply once a job needs a local building permit. If that part's confusing, ask me and I'll walk you through it.
How we put in a crawl space vapor barrier
Coverage that climbs the walls and columns
A ground cover only does its job where it reaches, so we take it as close to every corner as we can get it and run it up the walls, columns and footings instead of stopping where the dirt ends. Full coverage, as near as the space reasonably allows, is the standard to hold any bid to, so ask each installer how they reach the far corners and how they finish the edges. Vapor barriers elsewhere in the house are part of our vapor barrier installation work.
Vented or sealed decides the seams
I'll tell you whether your crawl space is vented or sealed, because that changes what goes in the quote. In a sealed crawl space, one with no vents to the outside, every seam and every spot where a pipe or post comes through gets sealed with a durable sealant that works with the cover. A vented crawl space doesn't call for that step, so it shouldn't be on your bill. It's the same habit we bring to attic air sealing, closing the gaps first so the rest of the work can do its job.
Drainage under the house left working
Water already has paths it follows under your house, and a cover laid carelessly can block them or send water somewhere new. The cover should leave those drainage patterns working the way they did before, so we lay it to follow the ground rather than fight it, and you can ask any installer how they'll do the same. An older county soil survey found the water table around here too deep to matter for building, which is one less thing to plan around under a Buckeye house.
Get a written estimate for your crawl space
We get back to you within one business day, then I come out myself for a free on-site estimate with no obligation. Have the rough square footage handy, and whether it's vented or sealed if you know.
(602) 325-8993What happens after you call
I come out and look
When you call, I come out myself, get down into your crawl space and take photos so I can walk you through what I found. I'll stop and make sure it makes sense before we talk about what to do.
We check what comes first
We look for anything that has to be dealt with before a cover goes down, like old wiring, old insulation or gas appliances, then you get a written estimate. If you go ahead, clear out stored items and debris so the cover reaches the corners.
We lay it and show you
We seal what needs sealing and lay the cover the way we went over in the estimate. Before we pack up, I show you the finished crawl space, because I want you to understand what's under your floor, not just know it's done.
Buckeye crawl space vapor barrier questions
How much does a crawl space vapor barrier cost in Buckeye?
Crawl space encapsulation in the Phoenix area usually costs about $2 to $11 per square foot. That's the going range for full encapsulation work around Phoenix, not our price, and a plain ground cover can land somewhere else in it. Your own figure comes from the written estimate once I've seen the space.
Do I need a permit for a crawl space vapor barrier in Buckeye?
The city's permit list doesn't name vapor barriers, so it doesn't settle the question by itself. Buckeye's Permit Center issues permits to alter or repair any building, and its list names fencing, pools, spas, patios, solar and re-roofs. That's why we check for your address before we start.
Can an old crawl space vapor barrier be repaired instead of replaced?
Yes, the work can mean repairing an existing ground cover as well as putting in a new one. Which makes sense depends on how much of the old cover is torn, bunched up or missing, and I'll show you photos so you can see why I'm recommending it.
What humidity should my house stay under after a vapor barrier?
NC State Extension guidance says to keep indoor humidity below 60%, and to consider a dehumidifier if it runs higher than that. A moisture meter or humidistat lets you check the level over time, so you'll know whether the house is holding where it should.
